Sinclair properties are mediocre at best, the prices of the student properties are absolutely extortionate and they're definitely not the friendliest bunch.
We were paying £1600 a month for a small 2 bedroomed attached house not even York central, beyond ludicrous.
On multiple occasions their maintenance people let themselves in unannounced which isn't great when you get woken up by the sound of a stranger in your house as in the moment bleary eyed you forget the vague email about the fact someone will be arriving at some point that day, it's just ridiculous and as someone with PTSD it could be potentially dangerous for myself and those who enter the property unannounced.
The first time this happened we asked them to text or ring us as they were coming over they never did.
The most disgusting thing they did was send an email to all their tenants saying they have visited the properties and found people having the heating on but sitting in "summer clothing in the winter" what business is it of theirs? Just because they're too tight fisted to fork out a few bob so their tenants could live comfortably and not shiver around the house with a winter coat on for the sake of peoples pockets who charge them extortionate rates anyway.
That's what heating was invented for, I was mortified and thought the email was some sort of joke when I first received it.
This being said the properties themselves were well looked after and easy to get started with in terms of maintenance bills and utility set ups, they are definitely better than other student letting agents but that's not exactly a hard competition to win, but this is reflected in their insane price points so it's not exactly a good thing when students hardly have any money anyway.
Just another textbook example of a letting agency shamefully milking the golden goose of maintenance loans when their rental prices should be axed by at least 35%.
If you're a student looking for a letting agency, these are better than some but be scrutinizing with the property prices and compare them to private rents to know how fair it is.

The most unprofessional and shady letting agents I have ever dealt with.
Their listing stated that the property came with on street parking that we were assured was right next to the property only for them to backtrack once we had moved in and say that we could try our luck at finding parking several streets over.
There was a rodent infestation that we kept complaining about. If we waited too long between maintenance requests they claimed that they assumed the problem had been sorted. It got to the point were maintanence were told not to communicate with us about what was being done and they tried claiming that they had gotten rid of the rats and the rodents we kept hearing and seeing were mice and "all houses have mice, there's nothing we can do about it". Also that it was apparently our own fault for having food in the kitchen?Interestingly the problem got sorted quickly when we got the council involved.
Thinking about it, I am kind of surprised they could even put the place up to be rented: the magnet holding the doors of the fridge freezer closed had rotted so they wouldnt stay shut, the oven was faulty and didn't heat up, the toilet didn't flush properly, the windows were so old that they had warped and even when closed would let a draft through, there were massive damp patches that just kept being painted over, and there was a serious black mould problem (that they kept trying to blame on us - they once marked us down in an inspection because we hadnt cleaned away the mould BEHIND the silicon in the kitchen). It really shouldn't be surprising that we kept getting ill.
They also kept trying to pin issues on us during inspections, the mould, the broken furniture that we had highlighted on our move in form, saying we had unallowed items e.g. heaters that were very clearly just fans, saying that we had blocked them from entering the property when one of their staff couldn't figure out how to unlock the front door (there was nothing unique or challenging about the door).
Now for the good: the place was on the cheaper end, a couple of their staff seemed friendly when I spoke to them, and I got on friendly terms with some of the previous tennants seeing as they were the ones called with maintence/inspection info that us as the current tennants apparently must not have needed to know.
I know housing for students is really competitive in York due to the sheer number of students but I would seriously recommend for literally any other letting angents to be used if you can.

My step daughter rented a property from this company for university and I have To say it’s one of the worst companies I have ever dealt with, being a landlord myself I have no idea how they get away with it :
Leaving the property for weeks with no heating in the middle of winter, numerous repairs done to a poor standard or not at all and now finally deducting money from the deposit for cleaning but refusing to justify the cost or send proof the the cleaning was even completed.
We have been left with no option but to take them to court to recover the money as they don’t respond to emails or calls .
STAY CLEAR !!

Great service from the office staff start to finish of my tenancy. The maintenance guys are also really friendly. Sadly I’ve moved on from York now but thank you for making my stay so enjoyable. Such a nice letting experience compared to some others I have had.

AVOID AT ALL COSTS. My girlfriend is a student living in one of their houses and the service she has been provided with is astonishingly bad. They have consistently been negligent of damp in her room. Consistent disregard for exam times for allowing viewings to come while students are in exam periods and not notifying tenants till day before that they will be coming the next day. Inability to sort issues quickly. The price that they charge in comparison to what they provide and the quality of the house is disparaging to the tenants. I am aware that York is an expensive region however taking advantage of students is not okay. Please look elsewhere.

Overpriced and awful. Rude over the phone. We’ve had no internet for months, maggot infestations leftover from the last tenants, swarms of flies in the house and a broken oven for weeks. They refuse to come and fix any of these issues and constantly give excuses. They offer no compensation for all the money lost when I’ve had to be staying in Leeds.
Do not ever use this company!!!

My wife and I have had two properties with Sinclairs for four years. We have been deeply impressed by
(a) their efficiency and courtesy at dealing with all our requests, and their willingness to go beyond what is strictly contractually necessary in advice. We find them very trustworthy.
(b) the evident attention they pay to looking after our student tenants, eg. the responsible approach they took to the possibility of rent default during the COVID lockdowns.

I have been a landlord with Sinclair Properties for 4 years and am consistently impressed with their level of service. The team is responsive, they deal with any property issues promptly, and the tenants have always been very happy and enjoyed living in the property.

Sinclair Properties have truly outdone themselves by not only being the most unprofessional letting agency I have ever come across with but also a law breaking letting agency who happily gave my spare keys to the maintenance team without 24 hours notice (or any notice).
When electrical faults occurred in the flat (including a broken fridge freezer, dishwasher and black smoke coming out of the washing machine), actions to resolve the matters took weeks or even months to resolve with no updates on the process whatsoever until I chased it up! Sinclair of course then blamed the landlord for the delays, forgetting about the fact that they have responsibility to chase up the process for me!
Sinclair Properties treat my flatmate and I without any respect and is far from being a hassle free letting agency for students. I would have given them 0 stars if I could, think twice before going with Sinclair!

Lets start with a big one: Sinclair lied about having a special deal with Synergy Cleaning. We were told that if we had the property professionally cleaned then there would be no money taken from our deposits for extra cleaning and that they had a deal for Sinclair tenants wherein a 3 bedroom property will cost no more than £80. After the cleaning, I returned to a bill for well over £80 and when this was disputed by the manager of Synergy, it turns out that Sinclair had no such deal and had no permission to publish sed document on their website. The password to download the document was "cleaning2017" so it had obviously been updated for this year. They then took £33 total from our deposits because there carpet was stained but apparently we had to ask specifically for the carpet to be cleaned. This was mentioned nowhere on Sinclair nor Synergy's websites and nothing was ever mentioned via email or in person.
Sinclair has proven itself to be a company that has broken the law so many times, that they seem to think they now have some kind of invincibility. Jan Dodd, the old maintenance manager, seemed to genuinely think one of us leaving a bike in the kitchen overnight (we happily admitted that this was a breach of our tenancy agreement) was in fact worse than them giving the landlords permission to enter the property without giving us the legally required 24 hours notice, which was down to an "administrative error". From speaking to other Sinclair tenants, this seems to happen quite a lot. Perhaps it is time to look into what is causing these "administrative errors" apart from staff incompetence. We have also had maintenance men let themselves in without giving us the legally required 24 hours notice. 24 hours means 24 hours. 24 hours does not mean "at some point the next day" - if you send an email at 5pm saying that somebody will be coming from tomorrow, you can be sure that they will not be allowed entry prior to 5pm the following day.
Now we get to the maintenance team themselves. On the occasion when our landlords were given permission to enter the property without giving us the required notice, they were furious because Sinclair told them a load of rubbish about us putting in too many maintenance requests. On looking into this, it turns out that we had put in 4 requests to have the same hinge fixed (half assed job each time), multiple requests to fix the same leak in the ceiling, multiple requests to fix the leak in the bath (turns out the plumber had recommended they replace the whole bathroom a few years prior). One even had a note on his worksheet saying "do not engage tenants in conversation". - great customer service there... fob off any tenants who are not naive enough to just let this stuff happen.
Like every other student letting agency in York, Sinclair are lying, deceptive vultures who's income is based almost entirely on ripping off students who do not know any better. They know that they have a monopoly on student properties and use this to its full advantage. After renting with a non-student agency, it has become so clear that Sinclair do treat tenants like children because they assume that you will know nothing about property law.
Go with a private landlord, do not use any of these scummy letting agents. Educate yourself on what these vile people can actually do and do not be afraid to go to court if needed. They shut up very quickly once you demonstrate that you know what you are talking about.
